Important aspects
to highlight in a first contact with a client

The construction will be taken care of by the development, we’ll be working with 5 different builders who will be aware of the regulations.

We will have commercial areas.

When a client wants to hire an external Architect, the design will have to be approved by a secret committee.

Discounts and financing plans will be taken care of in the main office.

Beachfront lot sales must be seen in the main office with prior appointment. Each client must be accompanied by their sales agent without exception.

The sales commission per lot will be 3.5%, only if the following requirements are met:

Visit the development with your client.

In case of not being able to attend in person, the main office will support you at all times with our agents.

* IMPORTANT: If you require our office agents support when not being able to attend personally, a 0.5% commission of the 3.5% will be shared with them.
📍IN ORDER TO GET THE 3.5% OF COMMISSION YOU WILL HAVE TO VISIT THE DEVELOPMENT AS MANY TIMES AS THE CLIENT REQUIRES.
* Once the client wants to buy a lot, the documentation has to be sent to your advisor in charge. He’ll give you the checklist necessary to proceed, such as: contracts, bank accounts, measurements and boundaries, or any questions that may arise.
Payment methods
Financing.
First option. 30% down payment when signing the contract, then you have 12 months without any interest.
Second option. 40% down payment when signing the contract, then you have 18 months without any interest.
If the client requires more time after the end of their 12 or 18th month payment period, they can extend their financing with a 6% of monthly interest on the outstanding balance to be paid.
Deposit accounts.
There is an account in Mexico and in the USA, these will be provided to you once your client is ready to pay.

Can I build my own house?
The construction is with the development. We count with 5 different companies to which the development assigns directly the houses they will be in charge of.
Can a client use his architect of preference?
Yes, the project has to be approved by the design committee whose identity will be secret, sent by mail and by that same means a response is given.
How to estimate the calculation of a construction project for a client?
The average cost per square meter of construction will be in a range of $15,000 to $20,000 Mexican Pesos of construction, the factor that defines the exact cost is the finishes that the client wants to include (medium - high), this multiplied by the M2 of construction will give them an estimate of the value of the house.
Can you buy a Lot and a half or even two?
Yes, but limited by block, that will be handled directly with the sales director.
Can I choose my notary?
All deeds will be worked with Notary 10.
Are bank credits accepted?
Bank credits for purchase of land and construction are not defined yet, this will be available within the first quarter of 2022.
Model houses will be built for display, which are the perfect fit for clients who are not looking for a custom design. (Indicated in the price listing of Vista Arrecife and Del Mar).
How long does it take to notarize the property?
When the client finishes paying the lot.
When can you start building?
Once your project is approved by the Architecture and Construction Committee, you can start building, it is not necessary to have finished paying for the lot.
What do the clubhouses have?
Del Mar Clubhouse: A room for different purposes, kitchen for catering, covered terrace, desert gardens, pool, gym, bathrooms, pickleball court and recycling area.
Mirador Del Mar: Contemplation area, sculpture garden, and a way to descend to the sea.
Vista Arrecife common area: desert gardens, pool, palapas, bathrooms, pickleball court and recycling area.
How many square meters are there in each area?
Del Mar: from 5,275 to 10,550 sq. ft
Can the houses be one or two floors?
Each lot has its own restrictions, which are included in the price listing.
How much time do I have to start building?
First stage.
Del Mar 14 Months after signing contract.
Note: The 14 months timing is linked to the beginning of urbanization.
Second stage.
Del Mar: Pending time.
Vista Arrecife: Pending time.
*If I don't build in the designated time, what happens to the lot?
Pending, we’re still analyzing the situation.
Maintenance fees?
These will be defined once urbanization reaches its 50%.
When does the client start to pay property taxes?
When signing the sales purchase contract, the client is responsible for property taxes.
*What happens if I fall behind in monthly payments?
After a certain time, a late payment surcharge will be added.

Federal Zone; What happens with the oceanfront lots?
Each client must process their concession and federal zone permit, the development has two providers to carry out this process.
